The company provides the following recommendable services:

A – Title Insurance

These services belong to a chain of title investigation, financial protection against certain title defects and/or title fraud, legal defense for covered title matters and customized protection for risks in the Costa Rican real estate market.

B – Escrow Services

These services offer you the security of closing a real estate transaction by a third neutral party. In order to carry out a reciprocal purchase agreement Stewart Title uses an escrow account for the earnest money deposits. Money will be transferred visibly for buyer and seller. It will be established by contract, when payments are made. Funds are distributed in accordance with written instructions. Besides costa rican bank accounts there are also several U.S. accounts available.

C – Closing Services

Closing Services from Stewart Title provide you with the necessary transaction management for real estate closing. There will be a central point of contact for closing needs and a preparation of documents necessary for closing. There is also notary services provided.
The Online File Management from Stewart Title is a supporting element in this process and provides you with 24/7 access to closing documents, protected by a user id and password. So these services centralize all documentation for all parties.

Mortgage Services from Stewart Title is a brokerage of mortgage loans for non-resident purchasers. For the application process are bi-lingual customer service reps available for you. Stewart Title has a lot of relations with Costarican banks and is therefore able to provide you with improved conditions than you would have by applying privately. The execution time takes normally about 22 business days.
Thus Stewart Title works together with numerous international and national banks it is enabled to arrange the right mortgage product according to your individual needs.
There are differences between the mortgage conditions regarding persons having a costarican residence and having none. The differences are mostly based on the durations and on the loan value.

If you have only little time for staying in Costa Rica, you may empower Stewart Title to represent you. So you will be able to make a decision even from abroad and you don’t necessarily need to travel again to Costa Rica in order to be present in person.
With Stewart Title corporations can be created quickly and without the necessary three further persons. For this purpose the company uses already created inactive corporations and just does a share transfer.

Service-Package 1 (A, B, C) includes closing services, escrow services and title guaranty for 1,5% of the purchase value.

Service-Package 2 (A, B) includes title guaranty and escrow services for 1% of the purchase value.

From a purchase value of $ 500 000 the fees of Stewart Title decrease significantly.
