Tierralinda offers you as much information as possible. Unfortunately the expenses are often revealed pretty late. Therefore, we will present you the different kind of costs, which will occur.
In Costa Rica it takes about 21 days until an object changes ownership. Beside the actual purchase price, there are several fees you have to pay, for example conveyance duty, stamp duty, notary charges, costs for lawyer and offices.
To sum up, you will have to face additional costs of about 3,6% of the actual purchase price.
These 3,6% consist of:
1. Notary and lawyer charges: 1,25% of the price of sale
2. Conveyance duty: 1,25% of the price of sale
3. Stamp duty of the finance office: 625 Costarican Colones
4. National Archives fee: 20 Costarican Colones
5. Stamp duty of the National Land Registry: 0,5% of the price of sale
6. Stamp duty of the City Council: 0,2% of the price of sale
7. Stamp duty of the Agriculture Office: 0,1% of the price of sale
8. Fee of the Costarican Chamber of Lawyers: 0,025% of the price of sale
A short sample calculation:
1. The price of sale is $ 100.000
2. Tierralinda Purchaser's Commission 5% + $ 5.000 (if you take account of our services)
3. Further costs (illustrated above) of 3,6% + $ 3.600
