International checks can take quite a while to clear.
As soon as you decide to purchase a particular property, it is recommended that you open a new bank account in an established local Costa Rican bank. If all the paperwork is ready and requirements satisfied, this takes only a few hours. As soon as the account is opened, you can transfer funds to your new account and draw a check. This check is redeemable instantly, as opposed to an international check.
If you do not have enough time to open a bank account, it is almost always possible to make an earnest money deposit on an escrow account and sign a sales contract.
