As buyers learn how the real estate market works, especially here in Costa Rica, they demand the level of service Tierralinda can provide.

We offer our clients the option to pay us a purchase commission.

 

At first glance a purchase commission might seem to be of disadvantage. If you look closer however, you soon notice that with a purchase commission you get rid of a lot of problems at once. You will pay an adequate, fair and often even a better price.

Sellers Agents

Generally the real estate agents in Costa Rica work with a seller commission. As the seller has to pay for it, the real estate agent will set up a much higher price. The agent also knows that real estate in Costa Rica is in high demand and that the pricing is not always very transparent for non experts. Often he/she does not care enough about the higher price. The more the real estate costs the higher his/her commission gets. He/she will praise the presumably reasonable pricing of a lot or home and eventually sell it. He/she works for the seller. His/her focus is a profitable deal for the seller.

Buyers Agents

 

If you choose a purchase commission the seller is in a totally different position. The real estate agent is working in his/her favor and not for the seller. The agent knows if the sales price is reasonable at all and commands professional negotiating in favor of the buyer. His/her aim is a positive sale transaction for his/her clients – not for the seller!

Anyway – seller commission or purchase commission – the result seems to be the same – nearly! All fees and charges are added to the real sale’s price anyway, i.e. in the case of a seller commission you pay the dues on top of the already higher sale’s price. At last the purchase commission turns out to be even favorable.

German expert Michael Hölting explains in his book “Financing Real Estate” (campus publishers, 2006) "It is common that you find ads in the classified real estate section of your newspaper promoting 'commission free home sales'. This is simply not true. Of course will the seller add all his/her extra fees and costs like real estate remuneration to the sales price of the home."
